  • On-demand showing software, Showingtime, provided for clients to immediately approve or decline showing requests
  • Continued communication between Agent & Seller regarding marketing updates, showing feedback, pricing adjustments
  • Management of in-house & outside brokerage showings in conjunction with Showingtime; verifying preapprovals if necessary
  • Communication & thorough walk-through of offer(s) via conference call or in-person meeting
  • Utilize state of the art software, zipForms & DocuSign, to securely collect signatures from you on offer documents, contract changes & inspection negotiation forms. In-person signatures can be arranged.


  • Inspection coordination & assistance to inspectors & buyer’s agent
  • Communication and guidance during inspection proceedings & negotiations
  • Appraisal attendance & short meeting with Buyer’s mortgage appraiser (if applicable)
  • Collection of deposit checks & deposit secured in escrow account
  • Seller conveyancing either in-house or coordinated with Buyer title agency
  • Guidance with moving companies, transfer of utilities, auction houses, item removal, last minute necessities prior to settlement
  • Payoff(s) ordered on behalf of Sellers & Seller proceeds management

Buying a Home with Cochrane


  • One-on-one, in-person, virtual or telephone call with your Realtor to discuss your budget, timeframe, must-haves, desired locations, and the process of searching for a new home
  • If desired, tailored recommendations for local lenders we have successfully closed deals with and from whom we have received positive feedback about from former clients
  • Your Realtor will create a specialized auto search and email through the MLS. You will receive daily emails tailored to your specific home search with “Coming Soon” listings (not yet disseminated to online sites such as Zillow,, etc.), “New” listings, and price changes. You will be able to conduct your own searches and “favorite” homes you would like to schedule an appointment to see all through your personalized portal.
  • Your Realtor will communicate with other local agents in and outside of the Cochrane office, as well as find coming soon and new listings to give you the best advantage of seeing a home as soon as it hits the market. Your Realtor can put feelers out into the real estate community, tailored to your home search, to find the newest properties before they hit the market
  • Your Realtor will use on-demand showing software, Showingtime, to immediately request showings on your behalf


  • Your Realtor will create and tailor all pertinent offer documents on your behalf electronically
  • Review of all paperwork and offer details either in-person, virtually or on the phone prior to fully executing offer documents
  • If applicable, close communication with your lender to ensure pre-approval documents and lender estimates are received and submitted with an offer. If a cash offer, all measures will be taken to privately and discreetly share your proof of funds with only the most pertinent parties
  • Utilize state of the art software, Zipforms & Docusign, to securely collect signatures from you on offer documents. In-person signatures can be arranged


  • Inspector recommendations, coordination, and attendance at inspection(s) by your Realtor
  • Communication and guidance during inspection proceedings & negotiations. Your Realtor will successfully navigate the inspection contingency period with you & complete all necessary paperwork to ensure you remain within contract
  • Continued coordination of the loan process with your lender to ensure contract compliance (if applicable)
  • Appraisal coordination with mortgage appraiser (if applicable)
  • Coordination of down money through seller’s brokerage
  • Title agency recommendation and coordination through settlement
  • Guidance with moving companies, transfer of utilities & last minute necessities prior to settlement
  • Coordination & attendance of walk-through(s) prior to settlement
  • Settlement accompaniment by your Realtor
